Building Maintenance is one of the pillars of Facilities Management - FM and plays a key role in the conservation of the building’s physical and operational support infrastructure, from the moment the building is completed and put into use, ensuring the satisfactory performance of its utilities and user experience during its life cycle. The objective of this study was to present the perception of Facilities Managers regarding the challenges of maintaining ideal physical conditions of conservation and operation of their building units, installed in the State of São Paulo - Brazil. The methodology adopted was based on a literature review to explore the theme in the theoretical field and quantitative research, carried out through a semi-structured survey sent to 55 professionals - postgraduate students in Facilities Management. At the end of the survey, we obtained answers that showed that although the general perception of the building conditions is favorable, when analyzed the performances of the subsystems, individually, there are divergences .
